The appraiser for Leavenworth County said the number of foreclosed homes sold in Leavenworth County jumped in 2012. Bob Weber said the number of single-family homes built also increased in 2012 compared to 2011, the first such increase in new homes since 2005. More than 550 new homes were built in Leavenworth County that year, according to data from Weber’s office. That number, however, declined in the two following years and dropped sharply between 2007, when just under 400 homes were built, and 2008 when that number fell to just above 200. In 2011, 98 homes were reportedly built in Leavenworth County. A total of 117 were built in 2012, according to Weber’s information. Weber said the number of bank resales of foreclosed properties increased in 2012, as well. However, Weber did say that the average home sale price did decline in the county. Overall, the average sale price for both existing and new homes dropped to about $153,000 from roughly $160,000 in 2011. The highest home sale prices were in Lansing, where the average new home sold for $297,841 in 2012 and the average combined price for existing/new homes was about $188,000. Some of the decline, Weber said in a briefing, could be attributed to the rise in bank resales because those homes typically sell for less than other properties. However, he also warned against making generalizations using the data. “What you cannot do with that is take average sale price last year and compare it to this year and come out with a 3-percent drop and say ‘homes went down 3 percent,’” he said. “It’s an average of what’s sold.” Average home sales in Leavenworth County peaked in 2007, when the combined average price of those new and existing homes sold was $170,752.
