The former North Broadway School building soon could be converted into apartments.

The company Exact Architects has plans to renovate the vacant property located at 801 N. Broadway into The Broadway Residences.

Caleb Buland, an executive with Exact Architects, said about $4 million will be invested in the project. He hopes construction can begin in about 45 days, with the apartments opening in June.

Exact Architects previously converted the former Ben Day School into the Ben Day Lofts apartment complex.

In fact, the North Broadway and Ben Day school buildings were constructed at the same time. And the two schools had the same layouts and nearly identical facades, according to information from the Kansas Historical Society.

The two-story North Broadway School building, which was built in 1923, is on the National Register of Historic Places.

The Leavenworth Board of Education sold the North Broadway School building in 2010. The school district no longer needed the building after a school bond issue resulted in new school construction. The board sold the Ben Day School building as a result of the same bond issue.

The Leavenworth City Commission is in the process of rezoning the property at 801 N. Broadway so it can be used for apartments.

On Tuesday, commissioners had first consideration of an ordinance to rezone the property from a single family residential district to a multiple family residential district.

The ordinance will be brought back to the commission during a future meeting for a final vote.

“We very much enjoy working with the city and staff to find a way to do these complicated projects and add new housing and life in existing neighborhoods,” Buland said in an email.

According to City Planner Julie Hurley, Exact Architects proposes to convert the former school building into 27 one-bedroom apartments.

Buland said The Broadway Residences project will be similar to Ben Day Lofts because of the similarities between the buildings. But he said the new project will be upgraded with amenities such as garages and a large community club lounge.

“The units themselves have a bit more elbow room,” Buland said in an email.
