Leavenworth County Appraiser Bob Weber offered a brief snapshot of the local housing market during a quarterly report Monday.
And the report from Weber appears to contain mixed news.
“They are down a little bit,” he said of average combined sale prices for new and existing home sales, “and we are seeing still a downward trend in our values.”
The number of sales, too, is down — combined sales of both new and existing homes dropped from 685 in 2010 to 637 in 2011, while the number of new homes built in the county fell to 98 from 118 the year before and a high of 572 in 2005.
There were some positive numbers in the reports. Although the average sale price for existing homes did fall from $152,123 in 2010 to $151,354 in 2011, the average sale price of new homes rose significantly. Average new home sale prices hovered in the $230,000 range between 2006 and 2010. In 2011, that average rose to $256,608.
And Weber said that though there appeared to be a decline in the overall average price and the number of new homes being built, “the decrease wasn’t as drastic as it had been in the past,” he said.
Figures from the Kansas City Regional Association of Realtors indicate that those trends aren’t Leavenworth County’s alone. The KCRAR reports that as of December 2011, year-to-date average sale prices for new homes is $307,785, while that for existing home is $144,852. The combined average price is $156,237. In Leavenworth County, it’s $160,125.
However, Weber warned the commission against considering the local figures absolute.
“I do this to try to give a picture,” he said. “But you have to understand that they are average sale prices and they fluctuate.”
