To the editor:
I think there are two reasons that the old East Middle School has not and will not find a use and therefore should be demolished.
First of all, the existing 28 parking spaces on Chestnut Street do not provide enough parking for any residential, office, or retail use. To meet city parking requirements some of the residences on the south side of Chestnut Street would have to be acquired and demolished to provide additional parking.
Second, I do not see a market demand for 60,000 square feet or residential, office or retail space.
From my personal experience, redeveloping the 100 and 200 blocks of Delaware and Cherokee streets, you need parking and market demand for redevelopment to be successful. The city provided off-street parking lots to support the redevelopment and at the time there was a demand for residential, office and rental space.
Regretfully, lack of parking and lack of market demand makes the successful redevelopment of old East Middle School extremely unlikely. Therefore its owners should be allowed to demolish the building and pursue its development plans.
